Lisa posses keen insights into kitchen layout as well as taking into account the style of the house and the style and preferences of her clients. Our house is a 1920s house in Alameda with many quirks. Lisa came up with a curved countertop to address the funky architecture and it is one of the best features of the kitchen. We've never had someone so involved in managing a project, choosing materials, colours, and touches. Lisa brought in excellent contractors who were respectful, professional, and timely. The project also came in right on budget, which we've never experienced before. Lisa is an excellent guide and sounding board through the whole process. 1706 Mendota Way, Walnut Creek“We requested quotes from several contractors for our attic conversion project and decided on LRL. Raz came to the house to discuss our plan and let us know we would need an engineer to look things over before he could bid (this was the common thread of all of the companies we considered). We had an engineer draw up plans to shore up the house so it could hold the added weight of a new room and then got quotes. After meeting with Raz, we were pretty sure we would go with LRL. He told us he wouldn't be the least expensive quote, but might come in a little higher because he treats his employees well, and pays them a living wage. That is a win-win. He has a loyal team of skilled individuals who all work well together and he doesn't have to keep training new people to provide the level of service and expertise required to make customers happy.
Everyone has heard the nightmare stories about contractors who start a job and then disappear, or drag things out, or are just generally difficult to work with. LRL is the exact opposite of those horror stories. Our project was completed on time and at the agreed upon price. It seems like that would be the standard, but I don't think it is with other contractors.
The whole team was great. Everyone was very respectful of our home and they seemed to work efficiently together. While they were doing the main attic conversion project, we asked if they could put up a new chandelier for us, which they happily did. They also repositioned an kitchen island pendant for us. When we had ideas mid-project, Raz and the guys were happy to work with us, consider our design thoughts, and either make them a reality, or help us find a great alternative.
They connected us with an AC expert who sold us a mini-split unit, and his crew worked with the LRL team to reposition our heating return. Raz also has an electrical expert who got everything wired up to take the additional load that a whole new room adds.
The finished product is what really matters though, and LRL delivered! We couldn't be happier with our new bonus room. The added storage capacity has made other areas of our home more comfortable as well. The quality of the work is outstanding. LRL stand behind their work and makes sure that the job is done right. We noticed our front porch wood had been slightly damaged while they were bringing wood into the house, so when everything was done, they sanded and painted it back to its original condition. Once the dust settled and we were able to be in our space again, we noticed something that wasn't quite right. Raz sent the team over a few days later, and they made it right. I have never heard of another contractor being so willing to make everything perfect. I can't recommend LRL Builder highly enough. You can stop looking, you've found the best contractor in the Bay.“

We have a new roof!After Terrence finished patching the part of our roof that we were both concerned about back in May, we did not communicate again until he emailed me on July 29th to ask if it was okay for the work to begin the following Tuesday, August 2nd. Going back to April, when we first spoke, Terrence was upfront that he did not know when the work would begin simply because weather cannot be accurately predicted. We had no issue with that and had the utmost confidence that he would take care of business. Fast forward to the 30th and we chatted over the phone about what color roof we wanted. Our house has been painted gray the last two times so we asked for something that would go well with gray and also keep out as much heat as possible. At 9:30am, the tear-down crew arrived. We had moved our vehicles out of the driveway to make room for their truck. By 12:30, our old roof was gone. At around 2:30, most of the supplies for the new roof including our gutter guards (additional cost), roof vents, lumber, and shingles. Most items were staged on the roof while some was staged in our driveway. Then the work began. They worked late in the afternoon before leaving for the day. They returned the next morning and went straight to work. Because our roof was half-naked and there was a slim chance of precipitation, Terrence worked late into the evening by himself by headlamp to make sure that all exposed areas were covered with Visqueen to prevent any chance of water damage. By the end of the day on Thursday, the work was done and all that was left to do was the final inspection by the City. I received an email from Terrence that a member of his team would be putting up a ladder so the Inspector could climb onto the roof. We didn't need to be home. As luck would have it, the Inspector arrived just as we were leaving for lunch. He wanted to first inspect our smoke and carbon monoxide detectors. This was in spite of the fact that we had already filled out an affidavit stating how many of each we already had installed plus how many, if any, we needed to install to be in full compliance. Our house is small with two bedrooms, one of which does not have a bed in is but is being used for a home office. The Inspector still required a detector in each bedroom. Not a big deal, but we already had two smoke detectors in the hallway, one connected to our alarm system and one free standing that is a combination unit. We also have a combination unit in the garage (think water heater and gas dryer) but he didn't care about that. A quick trip to Costco and 10 minutes of installation time took care of that. So we now have four combination units and one smoke detector in a 1000 square foot house. Anyway, Terrence did not even ask me for payment until after the permit was signed off. He offers a 2% discount which I forgot to subtract from his invoice when i used his Intuit payment method to transfer funds from our credit union to him. I sent him an email informing him of that and he returned the 2% to me via check. The invoiced price was to the penny on his estimate at the beginning of the project. There was a minor amount of dry rot (a couple of boards), which he took care of at no additional cost. He also removed our old aerial antennae and our DirecTV dish (DirecTV didn't want it back; I checked first) and disposed of them for us. The crew worked quickly and efficiently. Everyone was polite and greeted us whenever they saw us. In turn, we put out an ice chest of sparkling water, Gatorade and soda so the crew could stay hydrated. Questions were answered without hesitation. If they didn't know the answer, they referred us to Terrence. We've already had a couple of neighbors come by and ask how we liked their service. I highly encourage everyone who needs a roof to call Terrence and ask for an estimate. He's down to earth and obviously cares about his customers, crew and work.“

1271 Washington Ave #379, San Leandro“Avant Garde helped us complete an earthquake retrofit for our early 1970s house under the EBB program. Matthew and team were great partners and are very familiar with the rebate program.
The process started with a paid inspection and we were glad we did this. Their tradesperson will go inside the crawlspace and perform a detailed inspection for the scope of work that needs to be done. In our case they even reported a plumbing leak that we were not aware about. They also identified additional work needed related to our pier and beam foundation. At the end of the process the inspection fee will be credited back.
Once inspection is completed, they submitted a proposal which in our case was very competitive. It was also accurate because of the inspection, rather than ballpark estimate by others. Last but not least, Matthew is very familiar with the process and requirements of foundational work.
Once the project started, the crew were very professional and tried their best to keep the work area clean. Concrete damage (common for retrofit) were patched and painted like new. They also cleaned up after themselves and took care to remove materials from the crawl space.
At the end of the process, they also timed the city inspection perfectly and we passed with no issue. Matthew then provided exact instructions on claiming the EBB rebate check, which came promptly.
With the EBB part complete, we were also able to get a discount for our earthquake insurance.
Finally, they also sent lots of pictures of their work.
In summary we are very happy to have worked with Matthew and Avant Garde for our EBB earthquake retrofit and foundation work.“

Our project included everything from seismic and electrical upgrades to a full kitchen and bath remodeling. They literally took almost every wall down to the studs then rebuilt them with new windows, doors, wiring, insulation and wall board. The final result looks amazing. During the process, VC worked diligently to get the job done in less than six months. They have a large crew and were able to schedule whatever resource was needed in a timely manner- sometimes having 8 to 10 workers on site at a time. Several key staff were onsite regularly and seemed to take personal interest in the project outcome. But one of the key qualities that we appreciated most about VC is the integrity of Victor, Victor Jr and Milton.
