“I reached out to Karen based on her positive reviews to get an estimate for make-ready services for my house. Although I haven't received the actual services yet, I feel compelled to share my experience so far.

From the beginning, Karen was extremely professional. Despite being out-of-state and unable to meet in person, she accommodated my needs. She scheduled a visit to the house to understand the scope of work, which included dealing with a lot of left-behind furniture and a dirty, smelly interior.

I explained to Karen that beyond just making the house ready for new tenants, I needed her to assess any deeper issues—like whether the shower walls just needed a deep clean or if tiles needed replacing due to dark grout lines. I asked her to be my eyes and give her honest opinion about what was necessary to get the house rental ready.

After visiting the property, Karen provided a detailed verbal inspection report. She recommended what needed immediate attention, what to investigate further, and reassured me that replacing the carpet with new carpet, as previously suggested by my property manager, was unnecessary.

I requested an inspection during the first year of tenancy, but the report was not thorough. My property manager explained that a detailed inspection was not possible due to the tenant's belongings cluttering the space. Initially, I was informed that the tenants kept the house clean and were considered good tenants because they always paid on time. Contractors who visited for repairs also did not report any issues. It was a mistake to assume that the tenants took good care of the house based on these data points. This experience taught me the importance of annual inspections that cover all aspects of the property—appliances, sinks, cabinets, toilets, shower tubs/walls/doors, etc.—to avoid unpleasant surprises at the end of tenancy. Karen would be an excellent choice for such inspections, offering a fresh and meticulous perspective, especially when inspections are only conducted upon payment.“
