Ed came to do a mold inspection at a residential property I am under contract to purchase. He was able to come for the inspection on a tight timeline, his services were priced fairly, and he was very thoughtful in his communication during his time with us. Ed provided a great deal of insight into our situation and took the time to explain details and allow us to ask questions. Rather than do extensive (and expensive!) mold testing, he ended up giving us the valuable information we were seeking with a thorough visual observation of the home. I was really appreciative that he was so forthcoming with his findings and didn’t encourage needless additional testing. Ed is incredibly generous with his time and willing to discuss every detail of the inspection as it's happening. I stopped the inspection half way through because we found a buried oil storage tank with asbestos rubble on top of it, and I decided it was just too much liability for me to take on. He was willing to stop the inspection and charged me only a reasonable fee for the time that he had already spent on the inspection. So, I have not seen one of his reports, but judging by how thorough he was with the in person aspect of it, I am certain that the report would have been extensive and extremely useful for the continued upkeep of the property. I highly recommend Ed!

If you are looking for a house inspector who checks all the boxes when it comes to being thorough and detailed in every aspect of his work, choose Ed Wagner. The house was examined with a fine-toothed comb, in a good way. Each room, each appliance, roof, basement, circuit breaker, every light switch, window, and the use of his infrared “gun” that detects temperature differentials behind walls and ceilings..that can’t been seen by the human eye. I was throughly impressed and so grateful to have the house examined so closely while considering purchasing the house. Ed is timely, professional, honest and offers a wealth of knowledge that he is more than happy to share. I truly feel is is part of the team that is helping us in our home buying process.
