Horrible management company. Tons of turnover so you never who to call directly. The account manager left while I was in the middle of buying my house and no one was returning our emails and we weren't notified they left. Then management just flat out doesn't return messages. God forbid you need work done on your home. They will take several months to get multiple bids out and rather than having all contractors come out on the same day they drag it out to individual visits.

And then there are termites. The house across the street tented their house and then moved. My side yard was destroyed during the pandemic thanks to someone having fruit trees and aggressive beetles tearing up the yard and a vole. I had two termite inspections. First inspection my home was clear of termites despite my neighbor felt she might have termites (it had to be ants). Second inspection a long wait for another one, they found termites on the paneling outdoors, but my robot vacuumed up one crawling somewhere in my house. I let the HOA know that there are indeed termites. They never sent someone out to inspect despite saying they would. So I have a destroyed yard and termites. I suspected termites outside as something was attacking my gardenias and eventually killed the bushes. I also want to say that for all the time I have lived here I have hired my own pest control service. It wasn't under I was hit by a drunk driver did I not have service. Ants galore on the kitchen island for no reason and in the master bathroom... I baited them myself immediately and they never came back in the kitchen or the bathroom. They come though the foundation, under the island is only concrete. The only time they came back was through the shared wall in the bathroom in the shower & corner of the toilet closet. Ridiculous. I've seen only one Exterminator ever for the HOA, he was smoking weed while working and driving around the community. The landscapers now are better, before I would have to clean my windows often because the sprinklers would spray the front of my house and moisture would seep in from the fireplace area causing effervescent in my grout. They would never correct this even when I would ask them to stop spraying my house with the sprinklers. Total sucks this place is a bully for all the years I have lived here. They were doing a lot better, but back to the s*** this place is. A whole new level when its termite now and thousands of dollars in damage from beetles and a vole.

~1 star overall rating sounds about right for this company. They can't complete basic tasks like adding additional signage around the property. Communication is poor mostly due to technical ineptness and staff changes (internal attrition rate is high). Invoices are issued months after they've been due.
