Baker Home Team US Real Estate

“Sold my mother’s house under my trusteeship. Following the wishes of my mother, the house was to be offered to my cousin after receiving two estimates.Thomas Baker needed to complete the process using two different hats but being the same realtor. He was a tough negotiator but at the same time officiating the process so that my cousin got an under market price as well as Thomas kept the demands of both cousins reasonable as well as amicable.Coordinating with his excellent assistant, Nancy, Thomas focused on coordinating the purchase through the communication of goals. At my breaking point, he continued to persevere with common sense and business savvy. As a result, my cousin bought the house and I kept my sanity.I truly appreciate the job the Thomas Baker team did under difficult circumstances.“

California Business Advisors, Inc. Real Estate

“We recently completed the sale of our business after 13 years of hard work building it, and at the beginning of the process we met with the folks at California Business Advisors and were very impressed with their professionalism, experience, and the very thorough research that was done even before a contract discussion and potential costs were presented. We were talked out of using CBA's services by several parties involved in the deal who felt money could be saved by using only our own lawyers and accountants to manage the deal. Now that we have completed the process, we really wish we had utilized their services. Instead of the sale process taking 2-3 months as it should have taken, it took over 9 months. The cost difference between DIY and the process being handled by experienced professionals is minimal and frankly, not worth it.There were several occasions where poor communication from the buyer's lender and his lawyer caused costly delays and two times we were within a couple of days of closing (and all the payroll, HR, insurance, accounting and contract arrangements having been made) when we found out that the closing date had to be pushed back. We essentially had to repeat the sale process three times to get it done right. This was extremely costly both in time and cash. The frustration with the process took a toll on all of us and was unnecessary.Hindsight is 20/20 as they say, but if we were to do this over again, I would insist on using California Business Advisors to facilitate and manage the process.“

Phillip Saenkov Real Estate

“Phillip Saenkov went ABOVE and BEYOND in handling our La Jolla 1031 sale.If you're considering a RE agent, look no further than Phillip Saenkov. Phillip is a pro in the truest form. His professionalism and attention to detail were always at the forefront of all our transactions. In the last year, we have purchased 1 home in Idaho, sold one home in Fullerton, sold a complex business all while dealing with the death of a family member. Needless to say, by far one of the smoothest transactions was selling our La Jolla rental property in a 1031 exchange transaction with Phillip. He handled all the details, while listening closely to our wants and desires. Because the property was a rental, he also handled all the showings directly with the tenant, which was a huge load off our minds. His expertise about the market steered us in an ideal situation for a profitable sale with three offers when inventory suddenly got below county lows.Phillip's demeanor and professionalism were always respectful, conscientious of our time limits and willing to shift gears for us when needed. This is the ultimate sign of an "others oriented" and putting the customer first mentality. For these reasons, I would highly recommend Phillip to buy or sell your home or income property in San Diego.“
