“If you're reading this and looking for a home inspector, I have great news for you ... your search has just ended. Lance from Greater Seattle Home Inspections (www.inspectorlance.com) is the best home inspector I imagine I will ever come across. We were referred to Lance by our realtor and it was one of the best referrals we have received for a professional service. From the first phone conversation with Lance, I was at ease with him and the service that he would eventually provide me. Appointment setup was easy and convenient, particularly with Lance's use of a couple of online forms to get the contract stuff out of the way ahead of time. His documents are thorough and exactly what you expect from a contract for a home inspection ... we did a sewer scope as well and it had a separate contract too. Lance's pricing is reasonable and available on his website, with the exception of the sewer scoping price which Lance provided during the call to setup the appointment. Those details aside, Lance's services were far above expectations. He is warm, personable, respectful, attentive and communicative throughout his inspection. From the beginning, he laid out what he would be doing and how the inspection process would work during our appointment. For our 1,000 square foot single family home the home inspection was three hours and the sewer scope another hour. Lance told us exactly what he was doing every step of the way and encouraged us to ask as many questions as we could throughout. Lance's level of understanding of the materials, designs, and various functions of everything that goes into a house is evident when he starts explaining what he is looking at as he is doing the inspection. It becomes clear very quickly that this is a professional who knows his business and takes pride in the service he is providing to his clients. He was also very good at answering all our questions. I would not describe my wife or myself as "handy" and it was refreshing to have Lance describe things in a manner which we could understand, while simultaneously giving us a little added confidence that we could actually understand these systems and how they operate. I never felt as though Lance was talking down to me, or over-simplifying things. He was explaining them at exactly the right level for us to understand. Don't get me wrong, I know Lance could have delved into the technical details of everything he was describing! My wife was very comfortable asking questions as well and I never felt as though Lance was catering just to me as the husband. He interacted with my wife and I equally and that's not always something you find from service professionals. In addition to just "doing his job," Lance provided us with a wealth of information about the home. He never just walked past something and said, "nothing here." He made sure we understood what he was looking for, how the reality of this house compared, whether it was already a problem as well as whether or not it could be problematic in the future. Where Lance identified that repairs were needed, he was very informative with regard to what those repairs would entail, how much we should expect them to cost, or if it was something that we could handle on our own. At the end of the inspection and sewer scoping, Lance did a thorough summary of the visit. He reiterated, briefly, everything that he had done, what he had found, and the impact of those findings. He also, one final time, made sure we did not have any remaining questions about anything from the appointment. His official summary was in our email inbox not 24 hours later too. I want to take a moment to emphasize Lance's communication abilities. He really excels in this area, which I believe is perhaps more important than you might realize from a home inspector.
