I can't recommend A-1 enough. Our house came with a contract already in place for A-1 when we bought it in 2002. Keeping up with the inspections and the occasional under & around spray for the creepy crawlies has been easy and worthwhile (and very quick acting). I work with about 180 rentals and it can be a chore.
