Update: we had a person knowledgable with Texas code come look at the building. Texas code REQUIRES both anchors and hurricane straps. We will have to rectify these ourselves with a fair amount of labor and cost.
I had told the salesman that I thought the ad for this building stated it included anchors but he said it did not and I didn't screenshot it....my bad. He said the building weighs 16,000 lbs and the only thing that could move it would be a tornado and the anchors wouldn't help with that...
In short, it doesn't matter how much wind it will withstand because if it isnt built to code, insurance won't cover the loss.
If you're considering building one these buildings into a home, get the hurricane straps and anchors!
We worked with Dallas several months ago and went up to Itasca to look at the construction of the buildings. We liked what we saw.
We had some issues and thought we werent going to be able to purchase, then saw an ad for a new repo. I was told there was nothing wrong with it, that it had been delivered to the original buyer, there were issues with his neighbors so he had it picked ip. I was told there was absolutely nothing wrong with the building and the guy never touched it. It was close to the size we wanted and a good price so we decided to get it.
Looking at building plans, we will probably move a door, so tjey gave us a sheet of the siding and paint to paint it with...AWESOME!
The building was delivered yesterday. The delivery crew seemed to know what they were doing.
Here's where it fell apart. When setup is complete you have to sign an inspection form. They barely finished blocked when a woman came and wanted me to sign, and I told her I wanted to look at it first. She followed me around and the push was there to sign because they wanted to leave.
I quickly looked around, noted a few things that we will fix...the back door knob didn't work & has to be replaced; the front door paint is peeling off. What I missed was that 1 of the window screens was missing and per the salesman it's a "special order". My guess is they buy all these materials bulk for discount pricing (not faulting for that) so I don't really think "special order". Just tell me where I can get a replacement.
When I texted the salesman with these things, suddenly I get a call from someone on the office to see if we are happy with our purchase and satisfied. At this point we are happy enough. Overall, these were small things that were not disclosed to us.
When my husband checked the blocking, there us one corner that it not even touching the blocks...we will fix that too after the building settles a little.
Summation: we bought a used building that has some very minor issues (at this point). What I would tell you is they are great to work with prior to the sale, but it seems they dont want to hear from you after. The delivery crew tries to rush you through the process so you may not catch problems. Thats disappointing for me but we can deal with it. But not everyone has the know how to deal with these kinds of things, especially the leveling, so make sure you don't get pushed into signing before a very thorough inspection.

Great company to do business with. They are big enough to handle any size job, but small enough to care about the customer. The only company I can refer customers to and know they are 100% taken care of.
I'm not sure if I'm serviced by the Itasca office. I'm in Abbott. I was very impressed today that the crew that's working in out area stopped by to tell us that they're fixing a couple poles on my road. To me this shows that they really care. The workers were very respectful and explained. They went out of their way to tell us that
our power would be out for a few hours to fix the issue and this gave us some time to prepare in this heat as they gave us an hour in advance. I'm grateful to be serviced by hilco. Thank you to the crews of hilco we appreciate you.
