I read the other reviews and I feel like Im in the twilight zone or something. My experience has been FABULOUS from *** unlike some complaints. My first full Utility bill was $89 (Thats **** in ** ??) The landscapers have been on site every week since we moved in. (1.5 months now) *********** have been nothing but delightful with every issue Ive had to date. All my neighbors are friendly & polite. Now I have had some issues with the **** sub contractor and the landscaping contractor cutting each others lines (poor communication) on 3 separate occasions prior to getting it right. Other than that we are VERY HAPPY with our decision to sell our home and downsize into a town home.We are Super Happy with our decision to join this town home community .
I started looking to build in Grand Prairie, TX and I selected the Belleza Townhomes in Mira Lagos.. Prairie, TX. I signed my contract Aug 7, 2021, and the unit had a tentative completion date of April 2022. I live in a different state, so I didn't have the luxury of driving by the site regularly to see progress. I was told, by the site contact that I would receive bi-weekly updates. I never received those on a consistent basis until Sara took over. The site contact was released by Grenadier in early February and the new site contact, Sara Smith, was fabulous to work with. I was also informed that the new completion date was mid June 2022 (2 mths late).Pricing - I have found it fascinating to watch the prices of the townhomes appreciate. The unit next to me (2bdrm) was $334,028 on Sept 24, 2021 and today, 3/14/22, the same unit is selling for $383,528. These units are a great investment.During my framing walkthrough, I made a few changes to location of light switches and was told the plant wall couldn't be removed, although the company was able to remove it in a unit that was completed in Fall 2021. Supposedly, there is only one unit without the plant wall. Additionally, in the guest bathroom on the second floor, the ceiling above the tub was dropped a foot, so the company didn't have to tile to the 9ft ceiling. I asked why the units were like that when the model home wasn't like that. I received no real explanation, but was told, I had to accept the 8ft ceiling above the bath. I find it really interesting how they can make exceptions, only when its convenient for them.I will caution all buyers to take pics and record any conversations pertaining to deviating from the standard approved building plan, outlets, light switches etc. I had a situation where a light switch was not wired in a location that I selected, and I didn't have pics or record of the conversation. Luckily, the site mgr wrote on the frame, in the new location and he was able to see his notes on the actual piece of wood before drywall started and he was able to get the electrician out there to wire the switch. I made my design selections at the end of Aug 2021 and I really liked a particular level 10 carpet. Well, I ended up selecting a level 5 carpet which was $4500 less. In March 2022, I was informed that my level 5 carpet was discontinued, and I had to re-select. I checked to see if my level 10 carpet was available and it was, but the price had increased $1200. They refused to honor the original price of the level 10 carpet, but I went with it anyways. It unfortunate that they wouldn't honor the price and now I have to pay an additional $5700, versus the $4500. In April, the painters could not find paint since it was a shortage. We shall see how far this delays the townhouse. The are also now listing the unit next to me with a July date. (3 month delay).I had to reselect my tile in the bathroom but this reselection process was better. I visited my townhome on June 6, 2022 and found it to be extremely behind schedule. I have now been given and end of August, early September close date. The building that was sold and started after my building will be closing in July. You would think they would work on the building in the same order they were sold. Looks like I will close more that 1 year after I signed the contract.I finally received my orientation date, final walkthrough and closing dates. HOA: When I moved in and tried to park my car in my driveway, I noticed all the driveways on my street are not long enough to park a standard car in them. The HOA doesn't allow cars to be parked on the street. They suggest you park in your garage or driveway. Remember, the HOA Board is made up of Grenadier associates, so they don't live in the area and they don't have to park their cars. If you choose to purchase, be sure to understand how long your driveway will be and get it in writing.
My wife and I bought a new Grenadier condo in Fairview about 7 months ago. We love our new home. It is very well-built and the floor plan is perfect for us. However, the HOA provided landscaping is terrible . . . not bad, but terrible. Several months of complaining has brought no improvement. If decent landscaping is important to you, my opinion is to stay clear.
