“Deal with these guys directly and not through your home warranty company. They'll get the job done much faster and will help you deal with the warranty company for reimbursement. An actual example is that it took over 3 months to get an air handler replaced at one of our of our properties. First American kept dragging their feet and we couldn't get the thing replaced. We finally hired Done Right and they got it replaced and it actually cost us less than using the home warranty's contractor. These guys are pretty solid. We've used them on 3 other properties since.“
