Atlas’ vertically-integrated team includes more than 100 professionals staffed across real estate disciplines, including construction, leasing, development, asset management, property management, accounting, and legal. Terrible management! (from experience living in the Denizen) They are incompetent and uncaring. They show no compassion toward residents. They bully residents and create arbitrary rules. They do not maintain the building properly. They are rude and vague in their communications. They hired a lackluster amenity company. They also have an issue with dogs. It doesn't seem like they are interested in tenant retention which you would think would be a priority.
Investors - proceed with caution!I would do enhanced due diligence before committing capital or co-investing with Atlas. As a start, look at news articles covering the absolute debacles at two Atlas portfolio apartments, Denizen Bushwick or 15 Park Row.Complete mismanagement! Multiple red flags with properties, plagued with chronic issues - unreliable elevators, inadequate amenities like cooking gas service, and never-ending maintenance problems. Have lived in the building for two years. Yes, there is work going on to make the building better (putting in all new elevators/renovating hallways) but management is excellent and communicates and checks in on tenants regularly. And, the renovations look amazing— can’t wait to live here when they are completed! Thank you to management at 15 Park Row for making the experience impeccable even with work being done!
