Rick Paul with REP Home Sales & Services is a professional gentleman. Paul is absolutely the best in his field and in his area. What Paul can do in a mannerly time, most others cant pull off. If I could give him a 0 I would. Advocating for a homeowner. We started a job. Noticed the floor in the hallway sank 2 inches in 2 ft. One peek in the attic and it was clear as day that the ridge was cut off with na Sawzall and being held up by a single 2x4 landing only on a top plate. No header. We (the realtor and myself)called him to ask how this was missed, costing the homeowner thousands of dollars. He got combative. Said its not his issue. And hung up on us. Homeowner is taking legal action. DO NOT USE HIM.

Bottom line: Ricky has a stipulation that i have to sign a notarized document stating “ I will never say anything negative about Ricky Paul or his business for property management.if I don’t sign then he WILL NOT PAY me the MONEY HE OWES me, for services i did not receive, my personal feeling is whenyou try to force people to sign off like that, to not let the public know what your company is really like. To me seems like a cover up,Also you Did Not save me 1900.00. It was a ESTIMATE! A estimate is only that. It is NOT a savings.There is a lot more to the story, but rick always reflects everything away from himself.So I’ll accept the blame that my rentals were in the sad shape they were in, because of Elmira rules, the past 7 yrs my rentals were under property management companies. After three tries I decided to sell instead of moving them again. After 18 yrs of owning them, I’m so happy to be done with them.NOT a Full Service property management as advertised . I was informed after 22 mths with them, that they do not do “property maintenance” or “ project manager “Here’s part of my contract#8 power of attorney gives full authority to management company, owner will be notified of any issues but the authority of the property has to be the property manager# 10 repairs cost extra to owner. Manager agrees to help find a person to preform work.#16 All code violations are owners responsibility, but mgmt team must be notified within 24 hours of notice to correct issues.Rick will probably say he doesn’t know who i am or that I’m just a unhappy, angry person, he’s correct on that part, especially when I had to micromanage them.I was extremely annoyed with how I was told and witnessed his childish, immature and unprofessional behavior. Rick told one tenant verbally during a disagreement “consider this your 90 day notice” Sorry Ricky you CANT DO THAT!1. No hurry to ever get anything done. 2 apts empty way too long,they had 7k for over 2 months.I couldn’t stand the lost rents anymore2. rents NOT collected in full, proof: different closings, 3 tenants owed rent.3. A lot of code violations since being with them.4. apt condemned, from a tenant they placed in that apt. I do not recommend them for property managementThere web sites offer services for Property maintenance, building maintenance. This is false advertising in my opinion.I found my experience with them very exhausting.Rick feels that he needs to get in the last word all the time
