This review is TriPointe Summerlin Las Vegas. I also don't normally leave reviews because I hate complaining but this has been terrible so here I am hoping to help others! We purchased our house in Las Vegas in May of 2023. From the very beginning dealing with the Tripointe lending team it was a nightmare. They were "understaffed" as I was told so they were taking weeks to even review one document. The lender would go so long without replying to communicating with us on the status of the loan/documents. Fast forward to us closing weeks after we were supposed to and having to stay in an Air BNB, the customer service team and all the contractors have been awful. At first they come and do walk throughs like they are going to help and fix things in a timely manner then you schedule the contractors to come and they don't show up. My husband and I both work full time jobs and have two dogs so taking hours out of our days and dropping our dogs off at daycare is not ideal for them to not show up. I would not buy another TriPointe house through them. The quality is ok even the paint only has one coat and has started chipping after less than one year. We have contacted painters multiple times to get stuff fixed. For the price of these homes and the way they hold themselves so high you would think they would have a better process or work with better contractors.
Aside from the buyer paying all of the builder's closing costs, their title company wraps in hundred of dollars in junk fees every buyer should be aware of. I find this to be appalling considering the amount of money the buyer is already spending to live in a TriPointe community. As a buyer myself, I find their fees to be a rip off and much much higher than other title companies. See Below and keep in mind for your next purchase with this builder. Lender FeesAsk for an invoice for the price they are charging you for the credit report. Mirrors fee- It is a silly fee and as the first buyers of a house, there are obviously no other mortgage holders on the property. Escrow *****Title Doc Preparation Fee- They are already charging an escrow fee. Why is the preparation not included in this? What doc is this being done for? If it is a traditional sale, there are no abnormal documents needing to be prepped. Endorsement Fee- What endorsement am I being charged for? Form 9- This is a standard form that no other title company charges for. TriPointe's excuse.... This is registered with the state and they have to charge. That is a BS answer and all that means is that they registered this document to be able to charge but it is a junk fee they can easily remove. Notary Fee- If you are signing in person, make sure you are not paying this fee. Title- Lender Title Insurance- WOW! This fee is double the price of other title companies.Title Owner Policy (optional) - Should be provided and also required. Keep these things in mind when signing and do not allow someone whose closing costs you are already paying to rob you of more money.
Disgusting RACIST behavior. My father and I arrived yesterday to look at the models. We did not know it was by appointment only, when we noticed the sign on the door we were about to leave I tried to scan the QR code to make the appointment but it wouldn't scan. So I just took a picture and we were about to leave. This older white man with light hair and black eyeglasses opens the door and began to speak nicely and even welcomed us in. (This was as we were about to leave because we had no appointment, we figured him opening the door and welcoming us in meant we could talk to him.) However, when I turned to translate for my father the man's attitude changed. The moment we spoke Spanish he completely changed. He sarcastically said "Now, let me ask you something? Do you know how to read? The sign on the door can you read? Do I need to change the sign?" We understand you need an appointment which is why I took the picture of the website and phone number to leave, we only entered because he opened the door and even welcomed us inside. The moment we spoke Spanish his racism showed tremendously. I told that man I do not like your attitude and you do not deserve our business. It is such a shame, as we privately own and sell properties, we are pre-approved and even ready to pay cash up front. Had it not been for his racism he would've gotten a hefty commission. I called to report him to the midnight ridge office, they never answered nor did I received calls from this office. Called the Tripointe Homes office that is when someone named Paris answered and told me her manager Patricia would be contacting me. Paris tried to apologize by saying "I'm sure he didn't mean it that way." It is ridiculous the company is dismissing this disgusting behavior.If he did not mean it that way he would have not raised his voice and changed his demeanor once we spoke Spanish. Why open the door and welcome us in then? We were ready to walk away and make an appointment online, why open the door? There was no other way he meant it. I waited to hear back from the manager before I wrote this review but never heard anything back. It is clear that Tri Pointe homes does not see the urgency in this issue. They clearly do not care about potential clients who happen to be people of color. I am so disappointed. They are racist and do not welcome in people of color. This behavior is so disgusting I truly am appalled. Such a shame as we were ready to buy too. We will be taking our money elsewhere.
