Bought a rental duplex where owner did minor renovations, raised rent, got new tenants, and flipped the building. The auctioneer will not disclose tenant info, which is understandable, but the tenants conveyed would never pass a credit check, not were the downstairs HVAC or water heaters permitted and inspected by the City. Ask if your tenants passed a credit check, if appliances were inspected, look for outstanding code violations on the City's website. Check that your zoning for use and occupancy is correct.
