“We bought a 2004 house without an inspection and later hired one to ensure there were no long-term issues. The inspector recommended a window well cover to cover an exposed drainage pipe and a window well pump to prevent dirt and leaves going in, but we couldn't find a suitable cover. In addition, we were also concerned about basement moisture level which required a dehumidifier to be running all the time and emptied daily. BB Waterproofing's Rob identified incorrect installation of the window well drainage and suspected past flooding due to insufficient drainage. He proposed a French drain, corrected the window drainage, and replaced a small basement drain opening near the basement walk out door.Rob's team (Hammie, Darwin, Paulo, Miguel, Chilo) was hardworking, communicative, and skilled, working from 9am to 5pm with only a lunch break. They preserved our pretty basement tiles by digging around them and installed a sleek new sump pump with a flush floor finish. They kept the property tidy and used negative pressure to prevent dust.Post-work, the basement is bone dry, no need for a window well cover, and no threat of drainage overflow. “Recently had LKC install a new roof on my townhouse in the Summit Chase neighborhood of Piney Orchard. Also had them completely rebuild the deck as many of the joists were rotting and two actually collapsed! They did an outstanding job on both projects, all work was performed exactly per the contract. They used the best GAF HD energy star shingles and sent pictures of the roofing work which was a nice plus. They also replaced all gutters and downspouts since the old ones on many houses were pulling away from the roof as they were not installed properly. I had to pay someone to bang in the gutter spikes every few years. New gutters look awesome! LKC's attention to detail is top notch. Craig kept in constant communication on status of projects. “My house had original aluminum siding from 1983, and I decided that it was time for improvements. I looked at 3 options: 1) repair/paint existing siding, 2) replace with vinyl siding, or 3) replace with Hardie plank. Obviously, repairing would have been the least expensive and Hardie plank the most expensive (at least so I thought). I procured seven estimates from different contractors on the various approaches with most providing an estimate on both vinyl and Hardie plank. In the end, I went with Able Construction and Hardie plank. Hardie plank installation does tend to be higher priced than vinyl but not exorbitantly. I found that there was quite a variation in the vinyl pricing based on quality of materials; some was priced even higher than the Hardie plank. The quote by Able Construction on Hardie plank was not the lowest estimate I received or the highest. It was in the middle. So why did I choose Able Construction? First, they absolutely sounded the most knowledgeable about the installation process. Second, their estimate was very thorough so there appeared to be little room for unforeseen charges. In my case, there was so rotten wood uncovered that needed replacing (costs $120), but I was told upfront that could be a possibly (and I saw the rotted wood prior to replacement). Most other estimates were vague and failed to address issues that Able Construction brought up during the “walk around” of my house during the estimation process. Also, note that there is a “James Hardie Contractor Alliance™ program that is designed to match homeowners with professional contractors who meet the highest quality of customer satisfaction and are trained on James Hardie installation best practices”, and Able Construction is one of those contractors (zip code 20708 in search). Finally, why did I choose Hardie plank over vinyl given mostly more expensive? First, I’ve had it before and believe it is a better material. Second, you can paint it at a later point in time if you want to change colors which is important to my wife (painting not necessary initially since it comes pre-painted). In the end, the finished product looks great, and I highly recommend Able Construction.“
