I had an incredibly bad experience with Michelle Fales at Guardian Mortgage in Lawrence, Kansas.
I was pre-approved for a conventional mortgage loan based on only being asked two questions: I was asked for authorization to do a credit check and I was asked for my last paystub.
After I found a home and went under contract only THEN was I asked to fill out any kind of application, and it was only THEN that Fales began asking any kind of real income or employment questions and found out that I meet neither the basic income nor the basic employment qualifications to be approved for a loan. I don't know where to start. We had to switch to a conventional loan part way through and we still closed in 31 days. This is phenomenal since we are first time home-buyers and had no clue what we were doing, on top of the fact that underwriters are insanely busy right now. Hakan and Lexie and their team are ridiculously efficient and not slackers in the least. These are the people you want working for you, hands down! Especially if you are busy with a career and children, including having to homeschool during this pandemic. Not one of our friends had the good experience we had. My only advice is Guardian is on it so you need to be on it too and just trust your loan officer(s)!!!!
