They don't fix anything and ignore you. I've had multiple issues ever since they have taken over from the owners. I have emailed and called over holes in my roof causing animals to get into my home and they responded once saying they would fix it and that was a few months ago. I don't know what else to do.
For context, I work full-time, attend graduate school full-time, and am completing graduate internship. In Hutchinson you don't have a ton of quality rentals to choose from that allow pets and don't cost an arm and a leg. In my opinion, Elite was okay. I rented an upstairs studio apartment, for $549 (rent, pet rent, short term lease) at Willow Creek for 8 months. I initially started with a 6 month lease where I paid a little extra each month (short term fee) because I was unsure I'd stay in Hutchinson. The apartment gave me somewhere to lay my head at night that was pretty safe. The apartment was fine, it wasn't the cleanest when I moved in. It had your typical smudges on the walls, dirty carpet, a fairly large spot on the ceiling where water had leaked, but no deal breakers. I had an awesome downstairs neighbor. My next door neighbor was a hoarder. They would keep these nasty bins on the porch (composting?) that would attract fly's and mosquitos. The bins smelled so bad. When my 6 month lease was up, I called Alyssa to see about renewing for a month to month basis (still unknown if I'd stay in Hutchinson). She said she would waive the additional month to month fee, as I had already been paying an extra $50 for short term lease. The process to renew the lease wasn't difficult but the lease had not been written up correctly. At first, they wrote it for a year (I think) and it was supposed to be month to month. I notified Alyssa and she changed it to month to month but then tried to charge me another additional $50 for month to month. I contacted her, we sorted it out, and I renewed. Maintenance at the apartment was okay. They did eventually get around to fixing things that came up as I was living there. There wasn't always the best communication for repairs though. You could submit them through the tenant portal. Communication with the property manager wasn't great. I had to often e-mail a few times and copy the owner to get a response back. When terminating my lease, I gave the proper notice and followed up to ensure they had received my written notice. Alyssa was kind about it and helpful. Upon termination, I moved out, and made sure to thoroughly clean everything I could. I will be honest and admit I did not hire a carpet cleaner to come in and clean the carpet, I did do a thorough job vacuuming. The lease does state you need to provide proof of hiring a carpet cleaner to get that part of your deposit back (I did not mind having it paid through my deposit). There is also a non-refundable $75 move out fee (line 19 of the lease) which I think is a little ridiculous. After completely moving out, I waited the 30 days and a little extra for my deposit to be returned. They were in no hurry to do so (I'm not even sure they kept record to notify them to return it). I reached out to Alyssa by email to let her know I was still waiting on my deposit return. She didn't reply and I reached out again. No reply. I reached out again and copied the owner as it had been over 30 days. Alyssa responded quickly and stated it was on the way. I finally just received it in the mail 10/17/2022. 17 days after the 30 day "processing" period. There is a $150 carpet cleaning fee and a $75 move out fee that were deducted from my deposit. I don't disagree with the carpet cleaning fee as I mentioned earlier, I did not hire anyone. My frustration is that, I thoroughly vacuumed when I moved in and there is NO WAY that carpet had ever been professionally cleaned so I assume it's just a charge they are pocketing. Then of course the $75 move out fee, just another fee to nickel and dime tenants. All in all, the apartment was a place to sleep at night that was safe. Nothing fantastic stood out about it. You can expect fee after fee after fee for things, mediocre communication between tenants and property managers, and to not have your deposit returned in time. If I were in a pinch, I would rent here again. If I had time and could afford more, I'd rent somewhere else. I currently
