“Dean rescued us following an unethical builder on a total remodel. We have since hired him for 2 smaller projects ($5,000 range). We were scammed by an unethical builder who is now out of business. Dean was the only contractor of the 9 I tried who would take on the project. The result is a beautiful home that is built right. The reason it is beautiful is that he kept providing us with options such as trimming the windows differently. He had the knowledge and a design vision to take the project to the next level. We had a project at our daughters. The problem was access on a steep slope. Again, nobody wanted the job or their solutions were unbelievably expensive. I did not think Dean could do it because he has a small crew but he offered to come see it. He said he had done similar projects with pump jacks. The difference was that he knew about a method that nobody else considered. The third project was a replacement entry lanai on an older home. His work with Trex on the entry of the large project was so beautiful that I told him my expectations were high. I was not disappointed. The more challenging part of the project was cement work for the sidewalk approaching the lanai. Again, he knew about materials such as rebar that cannot rust and cement additives so we would not have to totally remove the old section first. Obviously Dean enjoys a challenge and thinking through to a solution. He has an amazing knowledge base of materials and options. I cannot recommend him highly enough.“

“Before my grandmother passed she and I would often sketch ideas for when I would eventually convert her Aina Haina home from a single home property into a dual home property. This was the plan and we both enjoyed imagining what that would look like. My grandparents were working class people and grandma made clear that this property was their legacy and should be cherished and handed down to future generations so that our family would never want for a place to live. She and my grandfather took great pride in their home and four generations of our family lived, loved and laughed there.So, a decade after her passing when I started looking for contractors it was important that I choose someone who would not only offer a reasonable price, but would do an excellent job. For me, this was more than a simple build/remodel, this was I promise I made to grams.After interviewing several contractors, I knew immediately that Steel Frame Homes, Rod, Kiha and their architect Jeff were a perfect fit. Not only was the price right, but Jeff’s design was beautiful. Rod was easy to talk to and took time to explain clearly and answer all questions thoroughly.They accommodated all of my requests; that the ADU in the back be wheelchair accessible, yet stylish so that my mom and aunt would be able to age gracefully in place, that the beautiful front door built by my great grandfather in the 1920s be incorporated into the remodel, but respectfully updated allowing for entry using a key, that the carport in the back have ample storage for my mother’s many “treasures.” We worked together to make our vision a reality.And when we discovered that adobe soil would prohibit us from laying the foundation as anticipated, they found a way to incorporate the necessary changes into my budget and still build me the homes we envisioned.The work they did was exemplary. Friends who came by to examine progress were full of compliments about their excellent workmanship and attention to detail. The boys who worked on the project were wonderful and considerate calling my aunt and mom “aunty” and often helped them carry groceries after their shopping expeditions. We enjoyed them very much and were grateful for their presence.And when snags occurred, as they inevitably do, Rod handled them without skipping a beat. The company we ordered our floor tiles from ordered incorrect, more expensive tiles and wanted to charge me for the upgrade. Rod stepped in and I ended up with beautiful tiles that were more expensive than the ones I’d originally chosen at no extra charge. When my range hood was waylaid in China, Rod found me the exact one from elsewhere, ordered it and had it delivered to the house without me having to lift a finger or without it causing a delay to the schedule.Rod’s wife Jessica helped me walk through the dizzying array of choices available…paint color, cabinet handles, floor and roofing tiles, plumbing fixtures, you name it. Her help was invaluable and I am eternally grateful.As the process unfolded, I on occasion would change my mind about something and Rod, with his kind, calm demeanor would always graciously accommodate. I am eternally grateful for that too!Rod was also instrumental in working with various vendors. For example, installing PVs was new to me and Rod’s mitigation of that relationship made the process a breeze.In the end, we had 2 gorgeous homes, and a huge carport with ample storage. The existing house looked brand new. It had an entirely remodeled kitchen, a new roof, a master suite, an extra bathroom and a walk-in closet. The back house was equipped with a split a/c, an ADA compliant bathroom and a spacious walk-in shower. AND everything was finished on time and within budget. We could not have been happier!And that door I mentioned, it was updated with a period perfect doorknob and key. My great grandfather’s door now welcomes people in to our beautiful new home. I think grandma would be proud.“

“Like O'hana. Michael, from initial phone call to project finish was like working with O'hana.Received quotes from four paint contractors and his prices were the most competitive. Commissioned him to paint the exterior wood of our house and car port. Ran into issues with rotting fence posts which he was able to replace and apply caulking and brackets at the base to prevent from occurring in the future. Upon job completion, wife was not happy with finish in one of our lanais and asked to repaint it. He was courteous and gracious about this request even though we had agreed in advance on the paint color. He had to return and work an extra day to remove, sand and repaint, and did so without complaint and at no extra cost because he wanted us to be happy with the work. Michael is a true professional. His crew worked diligently with a positive attitude, and left the premises clean. My neighbor was impressed with the quality of the fence repair and painting between our homes that she hired him to paint her house as well. She is an older lady and feels safe with his crew who have been nothing but pleasant and professional. Bonus: Michael has extensive experience building homes and has given great advice for other handy man work needed in our home.Michael is a model for how all contractors shouldwork!“

“We called LSK after 2 attempts at getting a contract with 2 other contractors. They've already done two of our neighbors' rock walls and their work is impeccable. The office staff returned our call right away. She was very friendly and got me connected with Tevita, the owner. Tevita is very thorough and meticulous. We wanted retaining walls in front and at the back of our house, part CMU part vinyl for our fence on the side of the house, concrete sidewalk, and extended back patio. Tevita listened attentively to what we wanted, offered his professional opinion, then went over what he planned to do. He was almost always present whenever they worked on our project. He has a lot of pride at what he does and it reflects on his work. When we were particular about some things, Tevita respected our wishes and he ensured to deliver. “Awesome! If you are looking for a contractor, James is the one to contact. My house is 56 years old and after a bout with hip arthritis last year, I knew it was time to have my bathroom renovated. My girlfriend said James had renovated her townhouse bathrooms and she and her husband were very pleased with the outcome. So I sent him a message through his website and when he came here in 1/23 and looked at my small master bathroom, he immediately sketched out what he would do to make it an ADA accessible bathroom. My daughter had urged me to make over the second bathroom in the house at the same time so, again, he described how he would change everything around in that bathroom. Curious, I asked him to take a look at my kitchen which was dark and inefficient but how to remodel it wasn't very clear to either of us at that point.However, while I was waiting for the bathroom estimates, I saw on his website, a kitchen he had renovated which looked exactly like mine BUT with the range on the counter. I excitedly asked him if that could be done in my kitchen so the second time, he brought his electrician out and they both looked over the situation. The electrician said I definitely needed a new electrical panel but it could not be situated inside the closet/pantry as this was a code violation so they both said that needed to be demolished. James said he could run a beam across that length, resulting in an open concept kitchen/dining/living area - remember, this is a 56 year old house and I never thought anything like that would be possible! I felt like I was in an HGTV makeover show but neither blinked an eye at anything I said (including adding an EV charging station in my downstairs garage).The work began in late June and our final walk-through this November morning finds a home which is almost unrecognizable from what it was five months ago. I have been so pleased with the tile and flooring vendors to which James sent me and all the subcontractors who came in to work on my home have been great! Special thanks to the electricians who struggled to sort out the wiring and the plumber, especially Martin, who came back out to check why my new toilet would start running for no reason, found the problem and replaced the broken item. Everyone has gone above and beyond to produce an outcome which I couldn't even imagine when I met James 11 months ago. My hats off to James, his brilliant assistant, Kassi, and Jake (the go-to guy who installed the cabinets, flooring, etc., etc. as well as design consultant on the cabinet pulls) as well as the many others who came to complete their pieces of the puzzle - and now it is COMPLETE, looks super and all I can say is OUTSTANDING JOB!“
