Saved me $1000 and a LOT of headaches!! I have a home that is two years old as of this month (Aug), so HVAC is essentially brand new. I never cut corners on maintenance items, however, I think my selection of the company I had previously was in question. My most recent routine maintenance by the previous HVAC company was completed this past Friday, Aug 16. On Sunday, August 18 at 5am, I went by the HVAC handler closet and heard some dripping and also noticed a squishing sound under my feet. Turns out that my drip pan had backed up and the emergency shut off didn’t trigger the unit off. In addition, the emergency drip pan float didn’t trigger, so, water overflowed. Fortunately, because we caught this when we did, it was a pretty easy cleanup. HVAC company came out and could not figure out what was causing backup and after sucking and blowing the condensation line 4 times - it was already clear from the maintenance - the company said the fix was a condensate pump. When I asked for the cost the response was “…about $1000, and it can be installed on Tuesday morning.” I called Brian up to out another set of eyes on this. Upon assessing the situation, two key things jumped out. First, the condenser drain pan shut off device was askew, and therefore would not function properly, which is why the unit didn’t shut off when the drain pan overflowed. Second, the emergency drain pan float was not even attached properly and there were a couple of other issues that impeded its function as well. Hence the flooding. Brian was not convinced there was an issue that would give cause for the condensate pump. So he removed the plumbing and did it the way he would have done it if it were a new install. Lo and behold, the condensation line had water flowing out of it with no issue in a short time. And the icing on the cake is that even if I did need a condensate pump, Brian would have taken a more streamlined and cost efficient approach in routing the pump’s drain line as compared to the costly approach by the previous HVAC company. What separates Brian from the rest is he puts the customer first - he actually makes it a point to deliver the most cost effective solution with the customer’s budget in mind. He’s the real deal.
