Ana and Mary met with me on site and reviewed the properties, and were very thorough with everything, which really helped set expectations. The onboarding process went smoothly, again very thorough, and lots of documentation. Personally I really like lots of documentation because it avoids situations later on where someone says "yah but I thought...." Also, you can tell by how many things they included that they have experience handling everything you can think of. Toni has been great doing the leases. Harrison is great handling service calls. Ana is my main point of contact and she has consistently been helpful and positive, even though most of the time that I have to call her it is because I am having some issue or other that I need her help with. I'm always able to get in touch with the people I need in a timely manner, and they are all good about following up promptly. That's great because I am always so busy that things can easily fall off my radar.I'm a pretty "hands on" kind of guy, the kind that likes to do things like change my oil myself just because I can. But there is no way I would attempt to manage these properties by myself. Yes, it costs money. Yes, if everything is running smoothly as expected, it will look like you are just paying a bunch of money for someone to collect rent checks. But there is always some metaphorical fire that needs to be put out. If, by some miracle, you go a stretch of time where everything is running smoothly, that is because your property manager is getting you the right tenants, with the right lease agreements, and the right support staff, and the right software and portals, and they are making things run smoothly. Things don't run smoothly on their own, the run smoothly because someone is making that happen. IMT has a bunch of systems and people in place to be able to prevent a lot of problems from cropping up, and to be able to effectively manage the problems that do still come up.As I said, I have no hesitation recommending IMT for property management. I have no issues communicating with anyone on the team, and it is worth pointing out that they have a full team with members that specialize in different aspects of property management. The costs are right in line with other management teams, and I think IMT is a great value, well worth the cost even if you think you can handle it yourself. Maybe you can cobble things together yourself to get by, but that's nowhere near the same as having a professional management team and all the systems and software and people in place.“
