At the moment I am living here (spring 2023), they are trying to get Pepper Tree to be better. But in all honesty, I don't recommend living here. They have gotten a lot better at management and up keep. But the people who live here are still shady. Not the most safest place to walk around in. Pot holes are bad. Hopefully they will fix them this spring. Bad walking paths as well. But the new maintenance man is so sweet!

Horrible! I lost my HUD contract and was forced to move bc the landlord never made the necessary repairs to keep the apt. at minimum level of habitability. Last year, it took me contacting the city to get them to repair the flooded boards beneath my kitchen sink and get rid of the fly infestation that ensued as a result and they wanted to blame my child's s bunny. ;) Sure. It wasn't the molded water that I didn't catch for weeks and the rotting baseboards at all. Plus the long wait to have to wait for the city to respond either. Renting this place has been nothing short of a nightmare.

Absolutely the worse place to live. I'm from SoCal and I can say with truth , that has been the worse place to live by far. We can never get anyone to fix anything in our apartment. We send it request and ask them and they never come . Our sink has been broken for about a month, they haven't called or come to check it out . Jacuzzi is broken and hasn't been fixed since august. I'm 100% sure that, management here are RACIST. They have a confederate flag hanging outside of there apartment, which is directly to the left of the office. Do Not Trust this place at all . If YOU are reading this , run the other way. It maybe see "worth" it because it's on hilltop but to be honest. ITS NOT. I wish I could do half of that one star.
