    Before we took possession of the home we purchased from our Agents Daniel Boot and Greg Silva was the lead, our ceiling in our 2nd bedroom fell in. It was due to a leak upstairs that the seller claimed he fixed. We had an inspection and there were a lot of problems with the house that seemed minor, but the seller said he fixed them. He didn't fix most of them to our satisfaction. A month after we moved in we discovered we did not have A/C as indicated on the appraisal and the inspection. We found out because it was a very hot day and the house was hot upstairs. I called our warranty company Old Republic which has proven to be USELESS! They sent out a Technician who first told us our system was outdated and there was no way to repair it. 4-5 HVAC installers later confirmed the A/Compressor in our backyard was not connected to the nice new Nest thermostat. In fact, we did not have A/C because a wire was loose or cut that could not be connected without opening up the wall. We were told we could buy a wireless connection that may work for $1500.00. We continued to have installers come out and give us 3rd, 4th and 5th opinions and estimates. A few months later we had a Mini Split A/C/Heater installed that cost $12000. I was in communication with the Agent Daniel who was always going to get back to me after speaking to their lawyers. He always deferred to the useless warranty company. There were a lot of other issues e.g. floors lifting, a hole in a bathroom wall that was covered up with a mask. We discovered a lot once we moved in. The straw that finally broke the camel's back was the hot tub issue. I loved the hot tub that came with the purchase. I informed our agent that I needed to be sure it worked because it was one of the reasons I wanted the house. The seller put in the contract that the hot tub had some issues but a technician was coming to repair it.So fast forward, we got A/C installed, but when the A/C installer came he informed us that the hot tub was not hooked up to code. He said it could cause a house fire. He said the wires used to hook up the hot tub were the wires to hook up the A/C and they are the wrong size. Therefore, he disconnected the hot tub. We now have to hire an electrician to come hook it up correctly and according to code. The cost to reconnect the hot tub is $3000-4000.This is my first purchase. We trusted Daniel, our agent. Instead of doing the walk through for the 2nd time without furniture in the house, we let Daniel do a video. The last walk through was hurried because Daniel said he had somewhere to be.I imagined that when I purchased a home it would be a celebration and that we'd be overjoyed. It has been quite the opposite. If I had to do it over again I would not have purchased with this agent or realtor. I have family and friends that are agents and I should have gone with someone that we knew, and who had our best interest at heart. We have spent $9000 on replacing the floors, $3000 for repairing the leak. The shower was replaced and some of the plumbing that could prevent a leak in the future. We also had to have the ceiling closed and repainted that was damaged by the leak. The backyard was cleaned up and landscaped because it looked like a jungle costing $1700.00. We had to have the fireplace cleaned and repaired for $400.00 (the seller said he had this done) in the pics there was a glowing bright big flame. When we took possession of the house we couldn't get a flame. There was a rusted window in our living room that we had to replace for $300 just for the window. It will be additional $ to install. So, almost $30k in 5 months after closing is overwhelming.I have spoken to everyone involved and they all passed me along to the next person. Daniel and Greg were the agents, Lyle West was the Listing Agent. I even spoke to the man I was told was in charge named Phil, he was not empathetic and just cut us off in mid conversation and said sue the seller.Potential Buyers BEWARE.     Nice company you have here. They're workers blocked me from getting out of my driveway when I needed to leave for work. I was late thanks to them because I had to ask 3 times. The worst of it is that the other worker who was a short older man said f*** you to me. I couldn't believe it. Even the realtor who was there never apologized. Use a different real estate company if your gonna buy a home.
