He was able to pull the required permits from the city and he was able to address the questions the city officials had to approve the permit.They were able to complete all of the above said work in a little over 2 weeks as promised.The cost of the project was reasonable pricing comparing with the other contractors and lower than some of the quotes I got. I gave 4.8 as few of the material costs were higher but that is very small percentage of the whole project.A minor issue popped up of the work they have done at the bathroom sink which is not related to their job but Jose was able to take care of that without any additional charge.See before and after pics“

“AG & Associates remodeled both my front and back yards in the spring and we have been thoroughly enjoying both spaces this past summer. I am extremely pleased with their craftsmanship, quality of work, and attention to detail. I enthusiastically recommend them for anyone looking to beautify their home.I started working with their designer to draft detailed plans that captured my vision for each area. He has decades of experience and provided excellent advice on landscaping, hardscape materials, and city ordinances. He showed me completed projects of his other clients and recommended trusted vendors and brands. After the plans were completed and materials selected, AG began the removal of all the existing concrete and landscaping. Next, the drainage was installed and grading completed. The crews worked fast and completed this phase smoothly.I was also working with two other contractors to refinish my existing pool and install an adjustable, louvred patio cover and we all worked together to coordinate efforts and ensure proper execution. The pavers and the hardscape in the front yard were completed first with only the landscaping remaining. The pavers, outdoor kitchen, fireplace, patio cover, and pool refinishing were all done next. Finally, the landscaping in the front and back were completed. After living with the yard for a few months, I am very pleased with the all of the design elements and construction details that were chosen. For example, we decided to install the hot tub in a sunken concrete vault with drainage for easy entry/exit and we are very happy with it. “I had bought a new prehung front door and had M 7.24 Builders installed and painted it for me. They did a great job. I also had a leak issue with my bathroom air vent. M 7.24 was able to diagnose the issue after cutting up section of my ceiling in the bathroom. Turns out to be a corroding vent duct. They were able to replace it and patch up the ceiling with the same texture and paint it. I would recommend this company for any repair and remodeling around the house. Thomas and his crew did a super job on a new detached ADU dug into a steep hillside. They handled complex retaining wall and drainage challenges without a hitch. “I don't think it would be possible to hire a more expert and experienced company -- a company led by Karl Kardel -- to find and fix a residential water leak. His team of workers -- they include veteran, knowledgeable experts like Armando and Arturo -- are real craftsmen with incredible attention to detail. Again and again, they went above and beyond expectations. The entire team was like that. All were polite, considerate, impeccable in keeping the site and house clean, and willing to explain what they were doing and why they had chosen the materials they used. Indeed, they even suggested fixes for several other issues I was having and told me how to do the work.Prior to hiring Karl Kardel Co., I had requested a consultation and bids with three other water leak experts and engineering firms. One company sent a rep who told me that they would have to replace the entire deck at a cost of well over $100,000. When I balked at that, he told me privately that if it were his house, he would focus on our French doors and the sill beneath them. The other two firms told me it would cost roughly $1,000 just for them to come to the house to assess what it would require to remedy the water leak. Karl Kardel, on the other hand, at no cost came to the house twice to assess the situation. He proposed a more modest fix than replacing the entire deck and offered up a contract significantly below what the other firms had indicated.After I signed the contract, Karl told me the work would start in several weeks and be finished within a week's time. Indeed, that is exactly what happened, and at the contracted price. It was my good fortune to hire Karl and his team. “GMBC deserves a 5+ star rating for our major construction project! We started the journey of implementing our vision of building our first floor and connecting it to the top floor by interviewing many contractors and construction companies in early 2022. After several proposals, we chose Moshe and his crew because of not only their expertise and their record of high-quality work but also their open communication and overcommunication approach. Fast forward a year and a half, and they proved to be the best choice we made. Construction in San Francisco, getting all the permissions, going through all the inspections, and getting the certification at the end from the city is not an easy task.Our expansion project was not the largest project GMBC has undertaken, but it was certainly one of the most intricate. It included an office/bedroom with closet, bathroom, laundry room, shoe closet, large storage closet, large wet bar and lounge, entertainment area, and more. That went along with craftsmanship: cutting new skylights, building a new concrete slab with radiant floor heating, meticulously tiling the bathroom and wet bar, and adding detailed crown molding, etc.We loved all the crew and their signing while working. They were always on time, opening the garage door at 8am sharp, and truly skilled at their work, especially the foreman, Moises. He and his crew aimed for perfection and to make us, the customer, happy. They were always willing to go the extra mile to ensure our satisfaction, even if it meant redoing parts of the work. Whenever we texted Moshe or Moises, they would quickly exchange messages, get on a call, or huddle with us to address anything. They were very accommodating when it came to change orders, always providing detailed documentation and ensuring proper signatures. That was particularly important to us as we were investing in this project for our own house and wanted to make many decisions along the way on top of the baseline plan; for instance, adding a drain in the garage, extending the new concrete slab into our backyard to build a patio with stamped concrete, installing a shed in the backyard, to mention a few. That said, various bumps happen along the way in such a project, and Moshe patiently and openly settled every single one to our satisfaction.In a nutshell, GMBC and the staff are trustworthy, responsible, skilled, hardworking, and do premium work. If we ever want to add a third floor to our house, on top of a hill in one of the coldest and rainiest times in San Francisco, we will give the work to GMBC again in the blink of an eye!“
