    So Mike D came out to do my home inspection. Absolutely amazing job very knowledgeable he took the time to answer the questions I had He wasn’t the normal people that are rushing through to get out the door to get back up the road.     I had an extremely disappointing experience with House Buyers of America and would strongly caution sellers to proceed carefully. If I could give zero stars I would.

    In my experience, the company used what felt like a bait-and-switch tactic. They presented a much higher initial offer to secure a contract, only to wait until two days before closing to verbally present a drastically reduced offer — nearly half of the original amount — after tying up my property for almost a month.

    This was not an abandoned or severely distressed property. The home had tenants living there within the last six months, and I fully disclosed the two known major issues upfront: the HVAC system and localized subflooring damage under a bathtub. I also provided details and some receipts re: substantial recent improvements and maintenance, including:

    A roof replacement approximately four years ago with upgraded architectural shingles and ridge vent
    Recent county electrical inspections and required code-compliant repairs, including installation of a new electric pole
    Septic tank repairs
    Fresh paint and updated fixtures throughout the home
    Hardwood flooring that needed cosmetic refinishing but was still functional for rental use
    Updated plumbing completed before the last tenant moved out

    Despite this, the inspection report took nearly two weeks and included what I believe were exaggerated or misleading claims, including:

    Calling the roof “aging” despite being recently replaced
    Claiming unsafe electrical systems despite recent county inspections and repairs
    Suggesting widespread subfloor failure throughout the home
    Stating that all kitchen and bathroom plumbing needed replacement despite recent updates

    Communication throughout the process was extremely poor. I repeatedly had to follow up for updates regarding the inspection and next steps. After weeks of delays and silence, I received only a verbal lowball offer two days before closing — not even a written revised offer.

    To make matters worse, the earnest money deposit situation has also become an issue. I was informed that a promissory note was used for the EMD with the title company, while the title company had already confirmed clean title early in the process. The delays appeared to center entirely around the inspection process.

    Overall, this experience wasted valuable time, delayed my ability to move forward with other buyers, and created unnecessary stress. Sellers should be very cautious and ensure they have strong protections in place before signing a contract.
