August 7, 2025: I continue to have a profoundly disappointing experience with this real estate company and strongly caution others to proceed carefully. In good faith, I tried to resolve a negative situation with my listing, but neither the agent nor their local or district management were cooperative, consistently siding with their agents over client concerns and satisfaction. Do thorough research and interview potential real estate agents to ensure clear communication and competence! For both seller’s and buyer’s agreements, demand all marketing commitments—such as professional photography, social media promotion, or drone footage—in writing before signing. Above all, read your contract meticulously, as critical terms, like a 365-day buyer’s agreement covering all properties, may not be clearly disclosed or explained. My buyer’s agent failed to explain that the agreement extended beyond the two properties shown, causing significant misunderstandings. In return, I was reminded that she had explained this to me in the fall - 10 months ago. Similarly, my seller’s experience suffered from ineffective marketing, resulting in minimal showings. I strongly recommend considering other real estate agents and companies in the area to avoid such frustration. Protect one of your largest financial assets and due your diligence!!!

In my opinion, I feel that they undervalue their clients, and become confrontational when you voice your concerns. I would not recommend this agency to anyone looking to sell their home efficiently and professionally. Definitely not what I expected from a professional agency! Do your research ahead of time!!!

I worked with Lucille while moving all the way from NYC, and she is truly so nice and easy to work with! She connected me to an AMAZING place and I couldn't be happier with the safe location, beautiful farm surroundings, and affordable rent. The forms to process were fairly easy and she explained everything I needed to know before I moved in. From the interview to the contract, I felt well taken care of and she continues to check in to this day so I still feel like I can reach out if needed. I would recommend this Coldwell Banker Realty location to any other young adults looking for an affordable apartment.

We recently bought our dream home in West Milford, and could not have done it without Doug Sorhagen at Coldwell Banker. As first time home buyers, the entire process was new to us and Doug really went above and beyond to help us understand what was going on, advise us on what to look out for, and in general look out for us. Doug showed us literally dozens upon dozens of homes, explained the process, helped us put together our offer, and made sure that the process was smooth (or at least as smooth as it can be) all the way through closing. We recommend Doug without any recommendations for anyone looking for a real estate agent in NJ, because we now know the value of having an experienced agent looking out for your best interests throughout the home buying process; which is exactly what you get with Doug.

I recently came across a rental (16 E Belmont Ave in Wanaque, NJ) in which, Lucille Brule was the property manager. She was very pushy and tried to force my roommate to sign a lease within 8 hours of receiving it because the owners of the rental were going on vacation (not my issue).In addition, there were deceptive claims in the listing that were contradictory of what was actually being offered in the lease. Deceptive claims are illegal, and as a consumer, I am protected by State and Federal Law (Law School 101).Lucille was extremely unprofessional and aggressive in her actions and language towards us. She used demeaning language claiming that she "sends these every day". My roommate and I may be younger than most, but in no way should we be discriminated or spoken to differently than another prospective tenant. In addition, when confronted about the deceptive claims, Lucille ignored them and pointed us to the lease for further clarification. The product that was being advertised was not the product being offered.She may be good as an agent, but I would NOT recommend her as a property manager considering her actions and lack of knowledge of consumer rights caused her to lose our business.
