    Selling the family home in three acts Part 1 ~ Researching and hiring Realtor® Pat Kapowich. My wife is the successor trustee of the estate of a deceased relative in Sunnyvale, CA. I have been a realtor in Sunnyvale, CA, and San Diego, CA, so I have experience in what to look for in a seller's agent. We are out of state and unable to be there to oversee all aspects of the preparation for the home sale. Real estate broker Pat Kapowich of Sunnyvale, CA, stood out when I researched agents. He is a high-profile credentialed broker in Sunnyvale and Silicon Valley. He writes a weekly column for The Mercury News. Pat has YouTube videos, podcasts and has critical experience working with successor trustees. When I saw a client discuss how Pat helped clear out a house to get it ready for sale, I knew he was perfect for us. Because, If he's not the best at representing successor trustees, he's certainly one of the best. Before we arrived in Sunnyvale, we got Pat a house key so he could apprise us of how to proceed. Pat's photo gallery and discussion tell us exactly what must be done to prepare the property for sale. He is an excellent communicator. You will know what needs to be done and when with Pat. He has demonstrated his willingness to roll up his sleeves and help get hard tasks completed. He had a plan to market the property, which is currently being implemented. Daily open-house activities are underway. He provides a setting to keep potential homebuyers at the property for an extended time. Pat is only acting as the seller's agent. He does not do dual-agency. All homebuyers will need to have their own buyer's agent. Pat's integrity is demonstrated as a professional real estate broker. His approach will maximize the final price received. Pat is deliberate. He can work with a shoestring budget, if necessary, to increase the net proceeds. Pat's plan of action worked perfectly! Pat ensured this fixer-upper with a red-tagged furnace, and an unusable primary bathroom, deferred maintenance throughout, was clean, including the garage. Pat placed his artwork on the walls. The garage firewall and floor were painted. Pat's attention to detail is remarkable. Blow-ups of the floor plan hung on three walls, including the garage. Pat set up an office in the garage. Binders of inspection reports were laid out in the garage for buyers and agents to review. Pat encouraged potential buyers and agents to stay longer. He aims to teach visitors about the property and how to proceed. Pat communicated to all when offers were to be presented, the preferred format, and to allow buyers six days for inspections. The exposure was maximized with advanced marketing before being available for showings. Pat's ten open house dates through the holiday weekend gave the buyers and agents ample opportunity for multiple visits. His approach allowed time to engage buyers and their agents. Pat's professionalism and communication style were invaluable. My wife, the successor trustee, accepted the best offer the night of the presentations. We are looking forward to a quick close.     Because I am not the only person who requires a broker-agent who will be thorough and who communicates knowledgeably and clearly, I am writing my first online review for real estate broker-agent Pat Kapowich. While getting a lead on a good restaurant might be nice, as a successor trustee, I found Pat's real estate acumen and experience invaluable. I am confident other sellers will also. He does not represent both parties in a transaction. So be assured that Pat is working for you. Pat started addressing the scarcity of time, money and space to prepare the house for sale before I even arrived in California. Scarcity of anything has been shown to lower IQ by 14 points. Not optimal in this trust sale situation. By coordinating with our local contact, Pat previewed the house immediately. He called to tailor his unique and successful action plan to my circumstances. Pat had communicated his method of marketing and showing the house so clearly, that when I hit the ground running in California, I knew that he had set up this aspect of the trust for success. When Pat saw I was overwhelmed by the clutter when I first saw the house, he immediately organized our little team to begin clearing clutter from the property, with the knowledge of city regulations and facilities. In addition to his real estate knowledge and professionalism, Pat understands the stress of the situation. He encourages rest and some time out to prevent burnout. He understands and addresses frustrations. Pat is a walking, talking sludge audit. He knows where the quicksand is and how to avoid it. When the time allotted for our stay fell short of what was required, Pat completed the house preparation in record time. He then executed his unique marketing plan utilizing his diverse background to cover all 360 degrees of a trust sale. The offers were presented remotely, on schedule. Most of the 25 offers were well over the recent time of death appraisal. Pat clearly explained the pros and cons of financing, closing days, contingencies, and dollar amounts. He addresses possible problems proactively. The result was acceptance of an offer and closing far exceeding what I anticipated for a house neglected for 60 years. Additionally, Pat's updates at each step made the short time before closing less stressful. Pat wisely introduced me to the title and escrow personnel at their office. When the time came to communicate remotely, they accommodated my being out of state without a problem. Now that the property has closed, I express my gratitude to Pat for walking me through each step and patiently explaining the logic of his method of creating a welcoming office in the garage with binders of inspections and an enlarged floor plan. Pat's strategy encouraged visitors to stay longer. It allowed him to help the buyers and their agents appreciate a diamond in the rough. This streamlined process was Pat's vision to maximize the closing price and net proceeds for the beneficiaries. This review will be helpful to those who are successor trustees, probate representatives, or those needing excellent assistance for real estate transactions.     I would recommend Pat Kapowich to anyone looking for a great, trustworthy, get-the-job done realtor. Pat goes out of his way to answer all your questions and make sure everything is done right and in your best interest. Pat helped me sell my condo and buy my first house. I knew nothing about selling, buying, timing, etc. Pat got the old place sold and into our new one with no problems and no anxiety on my part! Great guy to work with!
